Check List: Is your Holiday villa ready to get back on the Market?

The Pandemic was challenging for the hospitality and tourism industry. Is your holiday villa or hotel ready to get back on the market after a “pause” of all activities? In this article we will not talk about the operation, but about Marketing!

After our last year article about “How to prepare a holiday villa to the Pandemic”, we are happy to share our 10 years experience in Real Estate and Hospitality with our tips and printable audit check-list, to get your property on the market again.

Lets highlight the main points to check for a successful holiday villa:

The Branding

Here you will divide everything into online branding and offline branding.

The Online branding is everything which is on internet, like the user icon of the brand’s social media account, the social media content, your website, the way you communicate with your guests by email etc.

The Offline branding will be anything located in the villa, from amenities to any printed communications with your guests. From your branded towels to brand identity in the car that you use to pickup guests from the airport.

Social Media

Nothing works without social media nowadays. Be sure that you are present and consistently posting on social media.

OTAs

Airbnb, Booking.com and all the booking websites are a must for a holiday villas. Be sure to have all the information filled up, all recent photos, and updated rates.

Agencies

Don’t forget about the agencies, check if they have all updated information and if they are by themselves still on the market. Unfortunately a very large number of Holiday rental agencies are not active anymore.

The easies way to inform all your agencies about your “Back to the market” is with a newsletter. Check the stats of the news letter, to be sure that everyone opened it. If it’s not open, send a follow up email, to check if they are still open.

Previous “Old” guests follow up

If you villa is not newly open, you should have a list of all the gusts who stayed in your villa. Now is the time to contact them and announce the happy news about your reopening. A special discount or complimentary service for your returning guests is always a great idea.

If you are ready with this checklist, now you can start the routine social media posting, engagement etc.

Use your time wisely and get ready ahead with routine work, schedule a maximum of posts in advance, prepare yourself and your team. Then you’ll have more time on your operation while your social media will work for you.

Remember that social media organic traffic takes time, and the first results will be visible only in few months. So starting few months before the new laws about country’s borders came in place is a safe plan to be on top of your concurrent.
